Minimum Qualifications for Applicants

  1.  O’Boyle Real Estate Group does not discriminate based on race, color, national origin, religion, sex, familial status or handicap (disability). ancestry, marital status or creed.
  2. Application Requirements: All occupants over the age of 18 must submit an application, pay the $65.00 application fee and submit photo ID prior to any application being considered.  
    • Primary Applicant will be considered for credit/income, rental history and criminal background requirements.
    • Non-Primary Applicants will be considered for criminal background and rental history requirements only.
  3.  Minimum Income Requirements: Educational Benefits (i.e. Pell Grant or GI Bill), Life Insurance, Alimony, and Child Support do not count as income. Military retirement, social security, and disability are acceptable. All income sources must be verified by means of paystub or bank statement.
    • Primary Applicant must make a minimum of 3 times the amount of the rent as based on their gross monthly income.
    • Primary Applicant with a secondary housing obligation m 3x the combined rent/mortgage of the two properties.
    • Primary Applicant that own their primary residence without a mortgage, must make a minimum income of 5 times the subject property rent.
  4. Time in Employment Requirements: Primary applicant must have a minimum of 1 year at current employer, or 2 years in the same field of work.
  5. Credit Score Requirements: Primary applicant must have a credit score of 650 or higher.
  6. Rental History Requirements: Any evictions, judgements or non-payment of rent or mortgage will automatically disqualify any applicant (primary or non-primary). Primary applicant must have at least one year of current or prior rental history unless primary applicant owns and has resided in their current residence for at least one year.
  7. Criminal Background Check: All applicants over the age of 18 will be screened for criminal background.
    • Any applicant must not have any felonies for at least 7 years.
    • Individuals who have one or more felonies older than 7 years from date of application will be handled on a case by case basis.
    • Any applicant must not have any violent felonies on their records.
    • Any applicant must not be a registered sex offender.
  8. Subsidized Housing O’Boyle Real Estate Group does not participate in the Section 8 housing program, or any other subsidized housing programs.
  9. Debt to Income Ratios: Excessive obligations / high debt will be considered as a deciding factor on a case by case basis.

 

No application will be reviewed until the applicants have viewed the property, submitted valid ID and all application fees.
